Meet Paul!

Since beginning his career in 1991, Tri-County Realtor Paul Vinnedge has aided hundreds of good people throughout the Peoria, Woodford and Tazewell areas with their real estate transactions. Relying on his extensive knowledge of market trends and financing issues, as well as compassion for not only his business but his client’s wishes, Paul has soared high above the vast majority of his peers. Q & A with Paul Vinnedge

Why did you choose a career in Real Estate?
I chose a career in Real Estate because I was laid off from a manufacturing job in the 1990s for a second time. During another layoff in the 80s, I went to Texas and was building homes. This gave me great knowledge of homes. Then I returned to Illinois in the late 80s. In 1991, I received my Real Estate license. Having been in the Central Illinois area for years and knowing a lot of people, and having the home building experience, it was just a perfect situation for me. People told me that I had a bubbly personality and was easy to get along with. I really enjoy meeting people and helping them with a major decision in their lives.

What is the most rewarding aspect of the Real Estate business?
For me, I think it is getting to know some wonderful people that I otherwise might not meet. Naturally, many of my clients are friends, but many are people that I meet through the business. I have good relationships with lenders, other Realtors, inspectors, closing agents and, of course, clients that I might not have ever met if not for being in this business.

What is the most challenging part of buying or selling?
Not having that crystal ball. As I write this, we are in an economic crisis. Some sellers are in a pinch right now with home prices having dropped off. Others have seen a lot of equity dwindle away right before they were going to retire. It makes if very difficult for them. Buyers may be having trouble getting a loan now due to the change in the lenders policies. It is hard to get the seller top dollar for their home, and buyers are frustrated with not being able to get a loan.

Why should one relocate to this area?
I have lived here in the area for about 35 years, in all three counties (Peoria, Woodford and Tazewell). I have many friends here. I know and like this area, the Tri-County area is a good place to live. Jobs are available, housing is affordable, and the schools overall are pretty good. People here are friendly and have a good work ethic. The Illinois River valley provides a nice landscape that is not typical of Illinois in that we have lots of hills and some great views in the area. There are nice parks, things to do, activities, good hospitals, Bradley University, minor league baseball, and an excellent Junior College. We get four seasons thru the year, so you can enjoy winter, summer and spring activities.

What would you say about conditions in your market area?
In the Tri-County area, things are still pretty good even with the terrible economic conditions world wide. We do have (at this time) a surplus of homes for sale.

What qualities should a good agent possess?
I believe a good agent should know the area and the market. He should also know people that he might refer to buyers or sellers that can do repairs, etc on their home if necessary. He should be willing to listen to his clients needs. I do know the area very well, having lived here in the Tri-County area for about 35 years. I have actually lived in all three counties. If someone wants to see a home out in the country or in the city, I usually know the area. An agent should know the contracts well.

What sets you apart from the competition?
My energy and enthusiasm for the business is one thing I believe. I do have great knowledge of the area, and know many people having lived here for so long. I tend to get along with all types of people as well. Whether they are blue or white collar, no matter what age group, I seem to be able to build a bond with that client.

What is your favorite part of being agent?
Seeing the happy faces of a buyer at the closing table! For some it is dream come true, for others that have relocated it is a very stressful and trying time for them.
